Offer accepted. Now what?
Your offer was accepted! Time to pop the champagne? Absolutely. But the work isn't over yet. What you do (or don't do) in the next few weeks matters more than most people realize.
Here's what typically happens behind the scenes during escrow:
• Any inspections if needed (during the agreed contingency period)
• Appraisal(s) ordered by your lender (could be more than one depending on loan size)
• Loan underwriting and final approval
• Title search to ensure the property is free & clear
• AVID (Agent Visual Inspection) by buyer's agent
• Final walkthrough of the property (typically after staging is removed)
• Signing a milllllllion documents
• Funds wired and deed recorded
While all of that is unfolding, your lender is still watching your finances closely. A few things that can derail a closing faster than you'd think:
• Buying a new car
• Opening a new credit card
• Changing jobs
• Making large, unexplained deposits
• Shopping for furniture (or other large purchases)
• Closing out an existing credit card
• Traveling where you can't be contacted
Stay boring. Stay approved. The real celebration can wait until the keys are in your hand (with a thoughtful closing gift if I'm your awesome agent).
