    Marin’s market tends to be competitive due to limited inventory and high demand, especially in desirable towns like Corte Madera and Larkspur. The “right” time depends more on your personal timeline, budget, and long-term goals than on trying to perfectly time the market. I help buyers evaluate pricing trends, inventory levels, and strategic timing so they feel confident making a move – when the time is right for them.

  • Both towns are highly desirable for their schools (I’m very involved in the LCMSD school district and happy to share more info!), easy access to 101 for commuting to San Francisco, their charm, wonderful restaurants and shops, and idyllic Marin lifestyle.

    Well-priced (and turnkey) homes often receive multiple offers. That said, not every property is a bidding war — strategy, timing, and positioning matter.

  • In Marin, the answer is almost always yes. Staging helps buyers emotionally connect (vs seeing someone else’s photos and/or decor), elevate its presentation (which is crucial for first impressions), and often leads to stronger offers.

  • Not necessarily. Some smaller updates offer strong ROI (fresh paint, lighting, landscaping, power washing), while other homes may need a bit more love, from refinishing floors to remodeling bathrooms or the kitchen before selling. And then there are those that are perfectly perfect as they are.

    The homes that are truly turnkey are the ones that typically sell fastest (and for over ask), so I advise sellers on which improvements will maximize value without overspending.
